HVAC technicians perform work in the operation, maintenance, and repair of heating, ventilation, and air conditioning systems. Maintains standards in compliance with EPA regulation and ensures exceptional upkeep of the City of Sedalia equipment and maintains exceptional customer service with City of Sedalia employees and supporting agencies. This position is also responsible for the maintenance of city buildings and grounds. An incumbent in this position may be designated Senior Building Maintenance Worker.

Job Scope:
The purpose of this position is to maintain city HVAC systems, buildings and grounds. Successful performance helps ensure the maintenance and beautification of city buildings and grounds.
Essential Duties and Responsibilities:
- Performs building maintenance and repair duties, including plumbing, electrical, carpentry, HVAC and related tasks.
- Installs and repairs wiring, switches, outlets, light fixtures, and door openers.
- Builds and remodels structures; installs interior and exterior walls, ceilings, floors, doors, and cabinets.
- Patches, repairs, and sands surfaces; paints interior and exterior of buildings.
- Cleans drains and pipes; installs plumbing fixtures and faucets; makes plumbing repairs.
- Installs roofing; repairs roof leaks.
- Builds and finishes cabinets, bookcases, wall shelves, desks, sheds, doors, and awnings.
- Maintains city grounds: trims trees, seeds and rakes grassy areas, and mows grass.
- Removes snow and ice from city sidewalks and building entrances.
- Maintains a safe and clean shop area.
- Maintains daily log of repairs.
HVAC duties include but are not limited to:
- Service, repair, and/or propose replacement of gas furnaces, air conditioners, heat pumps, electric furnaces, packaged terminal units, ductless split systems, humidification and de-humidification equipment, geothermal, exhaust and residential control systems.
- Troubleshoots and adapts to resolve/repair all HVAC issues and/or requests service from local contract companies to keep City of Sedalia equipment functioning properly.
- Ensure maintenance is conducted on a monthly, quarterly or semi-annual basis in accordance with equipment manufacturer specifications.
- Perform operational tests after service/repair is complete to ensure the system is functioning properly.
- Perform proper maintenance and inspections to prevent future issues.
- Follow-up with the requestor before and after service and repairs are performed.
- Assess systems and assist the City of Sedalia leadership in making a buying decisions through detailed education of system needs as well as a thorough cost/benefit analysis of purchasing a new system.
Accurately document and maintain: - Age and type of each system or component.
- Services completed.
- Weight and document all refrigerant charging procedures.
- Discussion with City of Sedalia leadership or supporting agencies regarding current and/or future equipment/service requirements.
- Invoices and costs for service.
- Debrief with supervision after each service call.
- Inspect area for cleanliness after job completion.
- Maintain City of Sedalia vehicle, ensuring cleanliness and organization, both inside and out.
Always maintain a professional image by: - Wearing City of Sedalia approved apparel for identification purposes.
- Follow EPA, OSHA, Missouri and Sedalia regulations and procedures.
- Abide by all City of Sedalia standards of performance and code of ethics.
- Maintain a courteous demeanor with all City of Sedalia employees and supporting agencies.
- Respect City of Sedalia property.
- Participate in City of Sedalia-sponsored training classes.
- Performs other related duties as assigned.

Minimum Qualifications:
- High school diploma or GED
- OSHA-30 certification
- EPA certification
- Preferred: Associate’s degree in related field
- Minimum of 2 years of experience as a service technician in a residential service and maintenance operation.
- Ability to read and interpret schematics, blue prints and mechanical drawings.
- Knowledge of HVAC fundamentals of operational functionality of residential and light commercial heating, air conditioning, and ventilation equipment.
- Solid communication and excellent customer service skills.
- Valid driver’s license.
- Must successfully complete a pre-employment drug screen and agree to be subject to random drug screen throughout employment.
Necessary Knowledge, Skills, and Abilities:
- Knowledge of construction techniques and practices.
- Knowledge of the carpentry, electrical, HVAC and plumbing trades.
- Knowledge of maintenance and repair techniques.
- Knowledge of equipment operation and maintenance.
- Knowledge of safety guidelines.
- Skill and ability to deal with the public, customer service.
- Skill in operating various hand and power tools and grounds maintenance equipment.
- Skill in oral and written communication.
Guidelines:
- Building codes, city policies and procedures, and safety repair duties. These guidelines are generally clear and specific, but may require some interpretation in application.
- Guidelines require judgement, selection, and interpretation in application.
Complexity:
The work consists of related building and maintenance repair duties. Inclement weather and electrical hazards contribute to the complexity of the work.

- Contacts are typically with co-workers, other city employees, and the general public.

Physical demand requirements are at levels of moderate to heavy work. Ability to stand, walk, and climb ladders and stairs. Ability to lift 50 lbs. regularly. Ability to work in confined spaces to maneuver in attics, basements, and crawl spaces to access HVAC units. Ability to continually climb, balance, stoop, kneel, crouch, and/or crawl.
Work Environment:
The work is typically performed in an office and outdoors. The employee may be exposed to noise, dust, dirt, machinery with moving parts, and cold or inclement weather. Extreme temperatures. Climbing, heavy lifting, loud noise, crawling, working in confined spaces, pushing/pulling, carrying equipment, bending, turning, kneeling. The work may require the use of protective devices such as masks, goggles, gloves, and other gear.
